West of Twin Peaks

West of Twin Peaks is the band of early-twentieth-century residence parks on the southwest slope below Mount Davidson, including St. Francis Wood, Westwood Park, Westwood Highlands, Balboa Terrace, Monterey Heights and Sherwood Forest. The parks were laid out as planned subdivisions with curving streets, deed-restricted lots and landscaped entry gates, and the streetscape is almost entirely detached single-family houses: they account for the overwhelming majority of the sales we track here, with condos and multi-unit buildings rare.

Transit runs along the edges rather than through the middle. The K Ingleside and M Ocean View light-rail lines meet at West Portal station, with the West Portal Avenue shopping street and Ocean Avenue nearby. Residents are a short drive from Stern Grove, Lake Merced and Interstate 280.
